Welcome to a Venetian terrace house brimming with charm and personality, a welcoming and bright home spread across multiple floors, offering all the space and privacy you need for a truly enjoyable stay. The private entrance will instantly make you feel at home, while the meticulously designed interiors exude a warm and authentic atmosphere.

The heart of the home is the spacious living room, featuring beautiful exposed beams and furnishings that combine warmth and comfort. Red sofas invite you to relax after a day of exploring, the decorative fireplace adds a touch of elegance, and the large, colorful rug brightens the space. It's a perfect space for sharing: bright, welcoming, and rich in details that make it unique.

The sleeping area is spread across the upper floors and offers two spacious and comfortable bedrooms. The first features a comfortable double bed, while the second has two queen-size beds, ideal for families with children. Both bedrooms enjoy the convenience of a private ensuite bathroom, so everyone can enjoy their own space and privacy. Completing the home is an additional half-bathroom located on the ground floor.

The terrace is the perfect little corner for a moment of relaxation: a morning coffee, a quiet read, or simply a few minutes in the fresh air.

This home is designed to welcome guests with warmth and offer a comfortable, peaceful, and atmospheric stay, ideal for those seeking an authentic experience in a space that immediately conveys familiarity.

It can accommodate up to 6 people and is ideal for extended families or quiet work groups looking to spend a pleasant weekend together or visit the Biennale. Sheets, blankets, pillowcases, towels, shampoo, and soap are provided based on the number of guests.

CHECK-IN:



Check-in is free and guaranteed between 3:00 pm and 7:00 pm and is agreed in advance by appointment, as there is no fixed reception but by checking in in person at the house.



Please inform the property of the methods and time of arrival in Venice at least one week in advance so that we can arrange an appointment with the person who will welcome you.



Access to the property will be in person, by agreed appointment and will take place within the times specified in the announcement. In the event of unforeseen events such as flight and/or train delays and other causes of force majeure, the appointment will be recalculated at our first available time. Upon check-in, ALL guests must provide a VALID identity document (driving license is valid ONLY for Italian guests).



Early check-in is NOT guaranteed, unless the facility is available and with the sole possibility of leaving luggage.



Starting from 7:00 PM, check-in requires a supplement:



7:00 PM - 10:30 PM 35 euros,



10:30 PM - 12:00 AM 45 euros,



12:00 AM - 1:00 AM 60 euros.



1:00 AM - 1:30 AM 110 euros



1:30 AM - 2:00 AM 160 euros



ATTENTION: AFTER 2:00 AM IT WILL NO LONGER BE POSSIBLE TO ENTER THE FACILITY, EVEN IN THE EVENT OF UNFORSEEN DIFFICULTIES. Check-in will be reassigned the day after the first available availability.



At the time of booking, a form will be sent, which must be carefully filled out by all guests with their personal data and attaching identity documents which will be used for the sole purpose of online registration with the State Police and ISTAT reporting.



At the same time as inserting the documents, the rental contract and the cost summary must be signed no later than one week after your arrival.



The tourist tax will be requested on the day of arrival via Airbnb and is NOT included in the cost of the booking. The rates are as follows: FULL PRICE: €3.00 PER PERSON PER NIGHT. REDUCED PRICE: €1.50 PER PERSON OF AGE INCLUDED 10/15 YEARS INCLUDED PER NIGHT. FREE FOR CHILDREN UP TO 10 YEARS EXCLUDED.



NB. In case of failure to comply with one of the previous points, we do not guarantee access to the facility.



CHECK-OUT: Check-out must be done no later than 10:00. It is not possible to request to leave luggage in the facility after 10:00.



HEATING / AIR CONDITIONING:



The use of heating and cooling is dictated by the national and municipal regulations in force in the current year.
